All accommodation bookings must be guaranteed at the time of reservation by provision of credit card details. Payment for the stay will be made on arrival at Blakes Manor Self-Contained Heritage Accommodation.

All rates are for one-two people per suite excluding the Parsonage Family Suite and the Georgian Family Suite rates, which covers up to THREE people per room. Extra persons over the age of 2yrs in any suite will be charged at $30.00 each per night. Infants under 2yrs old are FREE.

Any loss or damage of property belonging to Blakes Manor Self-Contained Heritage Accommodation will be charged to your credit card at the replacement/repair cost.

Guests are asked to leave rooms in a satisfactory clean and tidy state and that doors are locked at time of departure. Suites left in an unsatisfactory condition may be subject to a cleaning fee.

Check-in is from 3pm to 6pm and check-out is before 10am.




Failure to provide 14 days notice of cancellations will incur a no-show fee as outlined below.

Any amendment to arrival date must be made at least 14 days prior to original arrival date, unless extending the booking. All amendments will be subject to availability at the time of amending. Any booking amendment occurring within 14 days of check-in, where the amendment is the reduction in the number of suites booked or reduction in the duration of the booking, a $50 administration fee applies.

No refund will be given for any unused services or non-arrival.

Guests who do not show for their booking (non-arrival or no-show) will be charged for a nights accommodation for 1-2 night bookings or 50% of the value of the booking where the stay is three days or longer.

Important note about COVID-19. Please be aware of the current risk of travel restrictions being imposed due to COVID-19, which may not be covered by travel insurance. If you are unable to travel due solely to mandatory travel restrictions and/or lock-downs fully outside your control, we will assist you with moving your booking within 12 months of cancellation. If you are unable to reschedule your travel and you are unable to fulfil your booking due to government imposed COVID-19 restrictions fully outside your control, we will waiver any cancellation fees which would otherwise have been incurred as a result of the cancellation.

Note: to travel to Tasmania from other Australian states or from international destinations, there may be special obligations on travellers to meet necessary entry requirements to Tasmania. Special Offers

All special offers are based on the standard advertised room rates. No discounts apply, other than those outlined in the advertised special offer. For multiple night offers, the offer applies to bookings over consecutive nights.
