TERMS AND CONDITIONS
All accommodation bookings must be guaranteed at the time of reservation by provision of credit card details. Payment for the stay will be made on arrival at Blakes Manor Self Contained Heritage Accommodation.
All rates are for one-two people per suite excluding the rates for the family suites (Gannons Rest Family Suite, Quamby Cottage Family Suite and the Georgian Family Suite) which includes up to three people per room. Extra persons over the age of 2yrs in any suite will be charged at $40.00 each per night. Infants under 2yrs old are FREE.
Any loss or damage of property belonging to Blakes Manor Self-Contained Heritage Accommodation will be charged to your credit card at the replacement/repair cost.
Guests are asked to leave rooms in a satisfactory clean and tidy state and that doors are locked at time of departure. Suites left in an unsatisfactory condition may be subject to a cleaning fee.
All suites are non-smoking. Smoking within any suite will incur a cleaning fee.
Standard check-in is from 3pm to 6pm and check-out is before 10am. If you would like check-in outside these times, please let us know and we will try and accommodate your needs where possible.
CANCELLATION POLICY
Failure to provide 14 days notice of cancellations will incur a no-show fee as outlined below.
Any amendment to arrival date must be made at least 14 days prior to original arrival date, unless extending the booking. All amendments will be subject to availability at the time of amending. Any booking amendment occurring within 14 days of check-in, where the amendment is the reduction in the number of suites booked or reduction in the duration of the booking, a $50 administration fee applies.
No refund will be given for any unused services or non-arrival.
Guests who do not show for their booking (non-arrival or no-show) will be charged for a nights accommodation for 1-2 night bookings or 50% of the value of the booking where the stay is three days or longer.
Cancellations must be made by notifying Blakes Manor Self-Contained Heritage Accommodation either by email (info@blakesmanor.com) or phone (+61 3 6302 3353 or +61 492 472 767).
Blakes Manor Self Contained Heritage Accommodation reserves the right to waive any fees which may apply due to cancellations.
SPECIAL DISCOUNT OFFERS
All special offers are based on the standard advertised room rates. Standard advertised room rates are the room rates displayed on this website at the time of booking. No further discounts apply, other than those outlined in the advertised special offer. For multiple night offers, the offer applies to bookings over consecutive nights.

A complementary breakfast hamper is included with any offer and can be replenished, if and when requested, for multiple night stays. As the suites contain kitchenettes (kitchen in Quamby Cottage), the breakfast hamper includes bacon, eggs, cereals, orange juice milk, butter, jam, fruit and our famous freshly baked bread using the finest ingredients from the Australian owned Tasmanian Flour Mill. The breakfast hamper is for our guests to prepare, cook and enjoy in the suites at their leisure in the morning. The standard room rates also include tea (loose leaf and bags) and coffee (instant and ground) making facilities. All suites have unlimited free WIFI.

Each year Blakes Manor Self Contained Heritage Accommodation is part of Tourism Tasmania's Oꟻꟻ Season, The Oꟻꟻ Season is a fantastic time to visit Deloraine and we provide special offers to ensure that our guest's can maximise their stay with us. When a Oꟻꟻ Season special is available, it is shown on our Special Offer webpage.
For Oꟻꟻ Seasonspecial offers, the following conditions also apply in addition to the all the above terms and conditions:.
- A minimum of 2 nights stay is required for the Oꟻꟻ Season Offer.
- Other special discount offers may be used in conjunction with the Oꟻꟻ Season Offer.

Blakes Manor prides ourselves on ensuring our accommodation is inclusive and accessible for all travellers. Some of our suites are suitable for to those who may require a little assistance to make a stay comfortable and enjoyable - please contact us and we can let you know what suites will best suit your needs. We also believe that Blakes Manor and beautiful/scenic northern Tasmania/Deloraine should be able to be explored and enjoyed by anyone who wishes to travel regardless of ethnicity, gender, gender identity and expression, religion or sexual orientation.
We assist all our guests, where possible and practicable, so that they can take away fond memories of their stay to share with friends and family.
STATEMENT OF SUSTAINABILIY
To reduce the environment footprint during your stay, we have implemented a number of measures including, but not limited to:
replacing inefficient panel and bar heating in our heritage suites with high efficiency heat pumps
washing and drying all linen using solar electricity generated on the roof of the accommodation
placing recycling bins in all suites so that guests can assist us in reducing the amount of waste generated
using refillable toiletries containers in bathrooms, which allows us to reduce the amount of single use waste generated. We use high quality, Australian made biogradable products in these containers.
